Fruit and vegetables are grown, and an extra virgine olive oil is produced from the 1000 trees on the estate. It’s a perfect place to relax in peace and quiet, with the hustle and bustle of historical, cultural, architectural and artistic heritage of this beautiful region is “around the corner”.
Montefalco, Bevagna, Spoleto, Todi, Assisi, Spello, and Perugia are within easy reach in 20 to 50 minutes’ drive. Half-day and full-day guided tours with the best guides in the area are available. The Umbrian Valley, the surrounding hills or the Sibylline Mountains (the largest plateau in Europe), are ideal for walking, cycling or mountain biking.
All apartments (sleeping 2-6 persons) are individually furnished with taste, elegance and originality. All except for one feature a fully-equipped, modern kitchen with induction stove, oven, steam cooker, dishwasher, refrigerator, and espresso machine for pads. The one to three bathrooms per apartment come with a tub or shower. Some apartments extend over two stories, some have an upstairs gallery to sleep or work, and all apartments have private entries from outdoor. Solid walls protect from summer heat and underfloor heating provides cosiness on cooler days.
Healthy, light and natural cuisine by chef Paolo can be enjoyed in the “Sala Rossa”, the restaurant of the property, or in the romantic garden lit by torches and candles. Every morning the hostess places a basket full of delicacies for breakfast in front of your apartment. Other amenities include a large park with swimming pool, a boccia alley, table tennis and many cosy retreats.

The DNA: Almost twenty years ago Marianne Aerni-Kühne, a passionate interior designer, and Daniel Aerni, actor, director, farmer, gardener and craftsman, both from Zurich, discovered their little paradise in Umbria. They transformed the 300-year-old oil and wheat mill into an enchanting guest house. Over time, the Aernis also started to cultivate and maintain the surrounding land with its olive groves and meadows, its forest and the little lake. In 2012 they founded the agricultural undertaking “La Gioia Agricola” which – apart from the organic vegetables for the restaurant’s supply – primarily produces La Gioia Extra Virgin Olive Oil, an exquisite oil of top quality. From 2020 on they will complete the assortment with homemade La Gioia Blossom Honey.
