Why DNA Hotels loves it

Chris Pardo Design: Elemental Architecture transformed a century-old warehouse and former art-school building while retaining the exposed brick, generous windows and industrial character that give it its identity.

Victorian-inspired wallpaper, vintage furniture and local artwork soften the raw architecture, creating rooms that feel eclectic and collected rather than conventionally polished.

Hustle & Dough and Bar Hustle dissolve the boundary between lobby and neighbourhood, giving South Main a genuine reason to walk through the hotel's front door.

The Stay

Industrial Memphis meets local art, vintage character and neighbourhood hospitality in a 1913 warehouse at the heart of the South Main Arts District.

ARRIVE Memphis occupies a 1913 industrial building on South Main Street, in the historic district that has become one of the city’s most creative neighbourhoods. The National Civil Rights Museum and Blues Hall of Fame are close by, while Beale Street and Downtown Memphis are within easy reach. The building itself has its own creative history. After its industrial life, it was used as an art gallery and by the Memphis College of Art’s graduate programme before Chris Pardo Design: Elemental Architecture transformed it into a 62-room hotel. Rather than disguising those previous lives, the conversion uses them as its architectural starting point.

Industrial, but Never Cold

Exposed brick, weathered surfaces and large warehouse windows retain the building’s original scale and texture. Against that robust shell, the interiors introduce something considerably more decorative. Colourful Victorian-inspired floral wallpaper sits beside custom tilework, antique furniture and contemporary pieces. Rich textiles and warmer materials soften the industrial architecture, while the abundant daylight prevents the darker colours and patterns from becoming heavy. The combination is deliberately eclectic. ARRIVE doesn’t look as though everything was ordered from the same design catalogue — and is considerably more interesting for it.

Sixty-Two Rooms With Memphis Character

The guestrooms continue the contrast between raw architecture and decorative detail. Their layouts are relatively restrained, leaving the warehouse windows, brickwork and proportions to provide much of the character. Pattern, colour and carefully chosen furniture then add individuality. Artwork by Memphis-born artist Michelle Fair provides a particularly appropriate connection to the building’s past: she studied in the Memphis College of Art graduate programme that previously occupied the property. The result is comfortable without becoming overly luxurious, and design-conscious without feeling precious — a particularly good fit for South Main.

The Lobby Belongs to the Neighbourhood

ARRIVE’s public spaces are designed less as a sequence of conventional hotel facilities than as places people might independently choose to visit. Hustle & Dough sits directly within the lobby, turning the arrival space into a bakery and café from morning onwards. Coffee, pastries, toasts, grits bowls and sandwiches are served around communal tables and among antique furnishings, encouraging guests to stay downstairs rather than disappear immediately into their rooms. That informality matters. The lobby becomes part café, part living room and part meeting place, with hotel guests and Memphians sharing the same space.

From Coffee to Cocktails

As the day progresses, Bar Hustle takes over much of the social energy. The intimate cocktail bar combines inventive drinks with local beer, wine and relaxed food, including Detroit-style pizzas made using Hustle & Dough’s crust. Longshot adds another, more playful expression of Memphis hospitality, combining Southern comfort food, drinks and shuffleboard. None feels like a restaurant or bar inserted merely because a hotel requires food and beverage. Together they give ARRIVE a rhythm that changes throughout the day and connects naturally with the bars, restaurants, galleries and music culture beyond its doors.

South Main, Inside and Out

ARRIVE Memphis works because its adaptive reuse and neighbourhood ambitions reinforce one another. A former warehouse becomes a hotel without losing its industrial texture. An old art-school building continues to showcase Memphis artists. A lobby becomes a bakery, bar and communal living room. And the hotel’s restaurants operate as part of South Main rather than behind an invisible boundary reserved for guests. Memphis already supplied the history, architecture and creative culture. ARRIVE was smart enough to leave much of it visible.
