Where Land Leads the Experience

Set within the vast grounds of Koiwai Farm, AZUMA FARM Koiwai redefines the idea of luxury through land, not labels. Opened April 2026, this intimate 24-room retreat unfolds at the foot of Mount Iwate, where forests, pasture, and volcanic terrain have been shaped by over a century of careful stewardship. Just over two hours from Tokyo, yet worlds apart in pace and perspective, the property offers a version of Japan rarely encountered—raw, agrarian, and deeply connected to its surroundings.


A New Philosophy of Hospitality

Developed by Azumi Japan in collaboration with East Japan Railway Company, AZUMA FARM marks a departure from the coastal sensibility of Azumi’s earlier projects. Here, the focus shifts inland—toward mountains, soil, and seasonality. Under the quiet influence of Adrian Zecha (founder of Aman), the philosophy is clear: let the site dictate the story. This is not imposed luxury, but discovered luxury—rooted in place, shaped by nature, and guided by time.


Architecture That Steps Back

Designed by Shiro Miura, the retreat’s architecture is intentionally understated. Villas are arranged in a loose composition inspired by ancient Jōmon settlements, gathered around a central clearing that acts as the social and spiritual heart of the property. Materials are hyperlocal and deeply considered: red pine from Koiwai’s own forests forms structural elements, cedar lines the ceilings, and chestnut wood anchors interiors. Even the earthen walls carry a regional imprint, using pasture grass in place of conventional straw. The result is not design that dominates—but design that dissolves into its environment.


Forest Villas, Garden Silence

Twenty-two Forest Villas and two larger Garden Villas sit quietly within the tree line, each opening toward expansive views of Mount Iwate. Interiors are minimal yet tactile—natural wood, soft textiles, and a palette that mirrors the surrounding landscape. Spaces are designed less for distraction, more for presence. Light filters in gently, materials age gracefully, and the boundary between inside and outside remains intentionally blurred.


Fire, Food, and the Rhythm of Place

At the heart of the retreat lies a communal fire space—an elemental gathering point where evenings unfold slowly. Dining follows the same philosophy: hyper-seasonal, regionally rooted, and deeply connected to the land. Produce comes from Koiwai Farm and the wider Tohoku region, where mountain ingredients meet seafood from the nearby Sanriku coast. Meals are less about performance, more about provenance. An onsen facility, opening later in 2026, will further anchor the experience in Japanese bathing culture.


Immersion Beyond the Stay

AZUMA FARM Koiwai extends far beyond its villas. Guests are invited into the cultural fabric of Iwate through curated, deeply local experiences. Horseback riding across Ainosawa’s pastures connects to centuries-old breeding traditions. Visits to the workshop of Koizumi Nizaemon offer rare access to an 11th-generation craftsman, where bespoke iron kettles are commissioned by hand. Further afield, journeys unfold through lacquerware ateliers, wasabi farms, volcanic hiking trails, and coastal expeditions—positioning the retreat as a gateway to one of Japan’s most underexplored regions.
