From Steam Pipes to Skyline Views

With its turn-of-the-century roots, Seattle’s Westland Building has seen it all—plumbing parts, steam heat, and even parkas rolled out from its factory floors. Built in 1907 in the city’s oldest neighborhood, Pioneer Square, the six-story brick structure now houses Populus Seattle, a 120-room hotel from Urban Villages and Aparium. It’s the second outpost of the carbon-positive Populus brand, following the groundbreaking Denver debut, and it continues the mission: reimagine what a city hotel can be—without erasing what it was.


A Landmark, Lightened and Lifted

The transformation, led by local architects Miller Hull and Chicago-based design studio Curioso, honors the building’s industrial heritage while opening it to the sky. Working under the National Park Service’s Historic Preservation Tax Incentives Program, the team preserved the original brick façade and windows, peeled back decades of office renovations, and revealed towering timber joists milled just blocks away more than a century ago. Glass, steel, and wood-grain textures in new additions—like the 465m2 (5,000 sq ft) penthouse—pay homage to the past while bringing in light, openness, and energy efficiency.


Design That Grows From the Ground Up

Guests enter under a canopy of glass and steel and are greeted by two living old-growth nurse logs, misted so that plants will slowly populate their surfaces. Inside, a flora-lined stairwell leads to Salt Harvest, the hotel’s farm-to-table restaurant. Here, jade marble, deep-green seating, warm woods, and rich leather set the tone, while large-format artworks curated by local ARTXIV root the space in Seattle’s creative spirit.


Rising Through the Landscape

The interiors move like a journey from lowlands to mountaintops. Earthy greens and neutral woods dominate the lower floors, shifting to warmer, sunset-inspired tones as you ascend. At the top, Firn—Pioneer Square’s first rooftop bar—spills out toward panoramic views of Puget Sound and the city skyline. Rusty reds and soft oranges in the furnishings capture the glow of summer evenings over Elliott Bay.


Rooms with Character and Quirk

Each of the 120 rooms carries its own floor plan, a byproduct of the building’s adaptive reuse. Blue and green tones, custom wood cabinetry, and original art create a cozy, Northwest-rooted feel. The design never overshadows the building itself—quirks and exposed elements are embraced rather than hidden. Every beam, bolt, and weathered surface adds to the sense that you’re staying inside a living piece of Seattle’s story.


Rooted in the Past, Reaching for the Future

Populus Seattle could have been torn down and replaced with something new—but instead, it was given a second life. It’s a testament to the beauty of adaptive reuse, the richness of Pioneer Square’s history, and the potential of hospitality that treads lightly on the planet. Here, sustainability isn’t an afterthought—it’s part of the architecture, the atmosphere, and the attitude.
