The DNA

Concepció by Nobis, Palma de Mallorca, Spain
A Scandinavian Interpretation of Mallorcan Heritage

Why DNA Hotels Loves It

● A beautifully restored 16th-century soap factory where Scandinavian design meets authentic Mallorcan craftsmanship.
● Interiors by Wingårdhs featuring bespoke Huguet tiles, iconic Nordic furniture, and beautifully preserved historic architecture.
● A relaxed boutique hotel that feels equally connected to Palma’s Old Town and the creative energy of Santa Catalina.

A Historic Building with a New Identity

Concepció by Nobis proves that heritage and contemporary design can feel completely effortless together. Occupying a mid-16th-century building on the edge of Palma’s historic centre, the hotel transforms a former soap factory into an intimate retreat of just 31 rooms. Swedish architecture studio Wingårdhs worked alongside local architects Jordi Herrero Arquitectos and Eduardo Garcia Acuna Arquitecto to preserve the building’s original arches, pillars, vaulted ceilings, and stone walls while introducing a distinctly Scandinavian sense of calm. The result feels timeless. Not nostalgic.

Scandinavian Simplicity, Mallorcan Craft

Every detail reflects a dialogue between north and south. Natural wood, brass, black-painted beams, whitewashed walls, and handcrafted local materials create interiors that are understated yet full of character. Throughout the hotel, bespoke green-and-white Huguet ceramic tiles—handmade just outside Palma—form a recurring design language, flowing across floors, terraces, bathrooms, and communal spaces with remarkable elegance. They have become the hotel’s signature. And deservedly so.

Rooms Designed for Modern Living

The guestrooms balance warmth with simplicity. Carl Hansen furniture, Örsjö lighting, carefully selected textiles, handcrafted details, and soft natural colours create restful spaces that feel residential rather than hotel-like. Some rooms feature small balconies overlooking the quiet streets of Palma, while the beautifully tiled bathrooms elevate everyday routines into memorable design moments. Comfort comes naturally. Luxury never demands attention.

The Heart of the Hotel

Life revolves around the generous lounge, restaurant, and courtyard. Unlike many boutique hotels, Concepció offers expansive communal spaces where guests effortlessly drift between the library-like lounge, the bar, the intimate terrace, and the petite rooftop pool. At Restaurant Xalest, chef Xema Álvarez celebrates Mallorcan ingredients through contemporary tapas, pintxos, and sharing dishes that capture the island’s generous dining culture in an atmosphere that feels welcoming to both locals and visitors. The hotel feels social. Yet wonderfully peaceful.

Exploring Palma Like a Local

Situated where Palma’s Old Town meets the vibrant Santa Catalina neighbourhood, Concepció offers the best of both worlds. Historic streets, galleries, markets, independent cafés, natural wine bars, boutique shopping, and the city’s cultural landmarks are all within walking distance, making it an ideal base for discovering the capital beyond its postcard highlights.

Why It Works

Concepció by Nobis succeeds because it never forces the contrast between Scandinavian design and Mallorcan heritage. Instead, both influences quietly strengthen one another through exceptional craftsmanship, thoughtful materials, and understated hospitality. The result is a boutique hotel that feels deeply rooted in Palma while remaining unmistakably contemporary.
