Architecture That Emerges from the Landscape

Perched on a rocky hillside overlooking the island of Vous, Perma is unlike almost any other retreat in the Cyclades. Rather than imposing architecture onto the landscape, MOLD Architects allowed the site itself to become the project’s primary building material. A sculptural concrete grid gently organizes terraces, courtyards, pools, planted roofs, and living spaces, creating a composition that feels discovered rather than constructed. Stone excavated during construction was reused throughout the project, while excavated earth returned as planted terraces and green roofs. Every intervention strengthens the relationship between architecture and landscape instead of competing with it. The result is less a hotel than an inhabitable piece of terrain.

Cycladic Minimalism Reimagined

Founder Iliana Kerestzi describes Perma as “a measured piece of terrain made inhabitable”—and that philosophy is evident everywhere. Concrete, stone, water, reeds, sunlight, and vegetation become the defining materials. Large glazed openings dissolve the boundaries between inside and outside, while shaded courtyards and open-air rooms allow the sea breeze, changing light, and surrounding landscape to become part of everyday life. The architecture feels both protective and open: intimate without ever disconnecting guests from the island itself.

Five Residences, Endless Horizons

Perma deliberately avoids the scale of a traditional hotel. The retreat consists of just five independent residences spread across the hillside. Three spacious one-bedroom residences and two intimate suites each enjoy complete privacy, generous outdoor living areas, private pools, outdoor kitchens, and uninterrupted views across the Aegean. Inside, the interiors are intentionally restrained. Cast-in-place concrete floors, built-in furnishings crafted by local artisans, natural wood, and warm earthy tones allow the landscape to remain the true focus. Bedrooms open directly onto terraces, while courtyards, water features, and carefully framed views become natural extensions of the living spaces. Luxury here comes through space, silence, and simplicity.

Designed to Regenerate

Perma’s sustainability extends far beyond technology. Rainwater is collected and reused for irrigation. A biological wastewater treatment system returns water safely to the landscape. Planted roofs cultivate edible species, while photovoltaic panels generate renewable electricity. Passive cooling through pergolas, shaded courtyards, planted roofs, and natural ventilation reduces energy demand throughout the year. Every material feels rooted in place, every intervention guided by respect for the island’s fragile ecosystem. Rather than minimizing its impact, Perma actively gives something back to the landscape.

Wellbeing Without Ritual

The retreat takes its name from Martin Seligman’s PERMA model of wellbeing—Positive Emotion, Engagement, Relationships, Meaning, and Accomplishment—but avoids prescribing structured wellness programmes. Instead, guests are encouraged simply to slow down. Breakfast baskets filled with local ingredients arrive each morning, private pools become places for quiet reflection, hidden beaches are reached on foot, and long afternoons unfold without schedules or expectations. Whether reading on a shaded terrace, swimming in the Aegean, or watching the sunrise over the sea, wellbeing emerges naturally through the setting itself.
