A Hotel That Belongs to Its Neighbourhood
Terreno Barrio isn’t simply located in Palma’s Terreno district. It was created for it. Once one of Mallorca’s most glamorous neighbourhoods before decades of decline, Terreno is now experiencing a renaissance. Rather than introducing another destination hotel, owner Lydia Piñero envisioned a place that would actively contribute to the area’s revival. Together with Palma-based architects OHLAB and a network of local creatives, she created a hotel that feels inseparable from the community around it. It welcomes travellers. But it belongs to locals too.
Architecture as Urban Repair
The project combines a carefully restored 1935 apartment building with a striking new timber-clad extension. Rather than separating the two, Ohlab introduced a public pedestrian alley connecting the streets above and below, transforming what was once private land into an active urban passage. Automated timber louvres regulate sunlight throughout the day, while natural cork insulation, adaptive reuse, and locally sourced materials demonstrate that sustainability begins with thoughtful design rather than technology alone. Every intervention has a purpose. Nothing feels imposed.
Made Almost Entirely in Mallorca
Few hotels express local craftsmanship so completely. Terrazzo flooring incorporates rubble from the former nightclub that once occupied the site. Brass furniture, lighting, wardrobes, minibars, mirrors, ceramics, textiles, and artworks were all developed with Mallorcan designers, artisans, and manufacturers. Original works by Pedro Oliver, Albert Pinya, and Sylvia Sánchez Montoya add personality throughout the hotel, while Studio Roses’ graphic identity draws directly from Terreno’s historic streetscape. The hotel becomes a showcase. For an entire creative community.
A Social Hotel
Terreno Barrio is designed as much for everyday life as for overnight stays. Alongside its guestrooms, guests will find a café, co-working spaces, rooftop pool, spa, cinema, boutique, and Destape restaurant, where Brazilian chef Gabriel Conti interprets Mediterranean ingredients with a strong Mallorcan influence. Informal seating, takeaway windows, and inviting public spaces ensure the building remains open and accessible long after check-in. The atmosphere feels lived in. Not staged.
Rediscovering Palma’s Terreno District
Located between Bellver Castle and the renovated Paseo Marítimo, the hotel places guests within walking distance of Palma’s waterfront while introducing them to one of the city’s most characterful neighbourhoods.
